Home staging is meant to prepare a home for sale in the real estate market, showcase the home at its best, and appeal to the highest number of potential buyers. We staged this home and it was under contract in less than 10 days! This rustic ranch style home was previously listed for months with no luck. When the previous listing expired and taken off of the market, the homeowner decided on a new approach before listing the home for a second time. The homeowner and new real estate agent agreed that the home would benefit from renovations and home staging. With both of these in play, the home sold and the realtor raved about the number of showings and overall interest in the home.

We had the opportunity to stage this one-story ranch in Keller, Texas. During the consultation, we met with the homeowner and new real estate agent. We discussed some of the challenges from the previous listing, updates, and a plan for home staging. Home staging is more than decorating, in our initial consultation we discussed and suggested a fresher white paint color, kitchen updates, changing light fixtures, and de-cluttering and de-personalizing the home.

Before-The rooms are Texas- sized rooms with tall vaulted ceilings, and large windows with lots of natural light. The previous listing photos featured the seating area around the fireplace with the homeowner’s traditional furnishings.

After the consultation, the homeowner completed the removal of furnishings, decluttering and depersonalizing of the home. We arrived to find a renovated home and a fresh canvas for staging. The hardwood floors in the living areas were stained a beautiful espresso and the fresh coat of paint radiated throughout the house. We brought in a cohesive furniture grouping of a rolled arm sofa with a matching loveseat and chairs, a neutral rug to ground the seating area, and accent colors of rust and blue. The furniture brought in for staging was proportionally scaled to fill the room along with the area rug created a unified seating group.

This rustic home has a natural stone fireplace, floating wooden mantle, overall natural beauty, and an organic nature inspired aura. One of the best features in the living room is the expansive brick fireplace full of texture and visual interest. The built-in book shelves on either side of the fireplace were so much fun to style and accessorize.

Before, the living room furniture was scattered about the room and the furniture and finishes felt dated. During the consultation we discussed space planning of the furniture layout and updates to the home. The home had hardwood floors and cabinets in a cherry tone, so we suggested staining the floors and cabinets to be on trend and eliminate additional updates for any potential buyers.

After the window treatments have been removed welcoming in more natural light and the walls have a fresh coat of white paint with a warm undertone. The furniture placement is more cohesive and features a conversation area centered in front of the fireplace. The color palette selected was nature inspired to complement the earthy undertones of the home. The ivory upholstery is paired beautifully with dark brown wood tones in the accent tables for an overall rustic and natural color scheme. The immaculate hardwood floors have been stained a rich espresso, which flows right into the kitchen that overlooks the inviting living area. The open concept home carried the updates throughout home, but first let’s take a look at the kitchen before.

Before the kitchen had the original cabinetry in a cherry tone, a large island, and appeared perfect for entertaining as it overlooks the living room. Some potential buyers are looking for a move-in ready home with all of the on-trend updates. It is difficult for some home buyers to visualize the potential of a home or consider making necessary updates. If sellers don’t do the necessary updates and repairs, buyers think of how much money and work is ahead of them – rather than picturing themselves moving in. Potential buyers will leverage every little bit of work not done as a reason to offer less to the seller. This outdated kitchen may have been a reason this home was previously listed with no luck, let’s see the updates!

Yes! These are the same cabinets; can you believe that they were only painted? Painting yields a high return on investment. Years were lifted off of these cabinets by painting them a classic white. The light fixture update complements the rustic style of the home and brought a wow-factor to the island. During the staging, we also added bar stools to showcase the additional seating area and accessorized the kitchen.

Before, the dining room featured traditional style pieces, like darker wood tones, traditional wood work, and carved furniture pieces. The room has a built-in china cabinet and overall the room appeared dated and traditional. One goal of home staging is to appeal to the highest number of potential buyers, so furnishing styles and updates are important to help buyers visualize the potential of a home.

Once again, the cabinetry and walls were freshly painted, the floors were stained dark, and the light fixture received a much-needed facelift. This is the same light fixture! During the consultation, we suggested that the glass be replaced with clear seeded glass—an airy glasswith a slight bubble pattern for a fresher look. In the dining area, we brought in a rustic style wood table with turned legs. We paired the table with ivory upholstered dining chairs for a more transitional appeal for the Texas buyer.

The realtor mentioned that she had a lot of traffic at the open house and that many of the visitors had previously seen the home listed and loved the updates. The house SOLD with the power of updates and home staging. We transformed the space into a move-in ready home. Be honest, which home would you make an offer on? The before or after?
